What you can expect from Sharon Homes, what we ask of you, and where our responsibility as an advisor ends and your lawyer's begins.

01 — These terms

These terms govern your use of sharon-homes.com and the advisory service we offer through it. Using the site means you accept them.

They sit alongside our Privacy Policy and Impressum. If we agree something different with you in writing for a specific transaction, that written agreement applies.

02 — What Sharon Homes does

We are a boutique real estate advisory. We identify opportunities in Cyprus and Greece, match buyers and investors to them, and support the acquisition from first enquiry to handover. We work with residential property, commercial assets and hotel projects.

We introduce and advise. We are not a party to your purchase. Any sale, reservation or construction contract is between you and the seller or developer. We are not the seller, not the developer, and we do not hold your purchase funds.

We curate rather than aggregate, and we turn down more than we list. But a vetted listing is still a listing — our vetting is not a warranty, a survey or a valuation.

03 — Listings and property particulars

Everything published about a property — description, floor area, bedroom count, location, sea-view or distance-to-sea indication, photographs, renders and price — comes from the owner, developer or partner agency. We present it in good faith. We do not warrant it.

Particulars do not form part of any offer or contract and must not be relied on as statements of fact.
Images and computer-generated renders are illustrative. Finishes, views and furnishings shown may not be included in the sale.
Measurements are approximate.
Nothing said about condition, licences, planning permission or title should be taken as verified.
A property may be sold, reserved, repriced or withdrawn at any time, including after you have expressed interest.

04 — Prices and costs

Prices are quoted in euro (€) unless stated otherwise, and are the asking price at the time of publication. They are not offers capable of acceptance.

We set out the costs of a purchase — such as purchase tax, notary fees and ongoing maintenance — before you commit. An indicative breakdown is an estimate prepared for your guidance. It is not a quotation and it is not binding on any third party.

05 — Enquiries and property requests

When you contact us or post a property request, you are briefing us. Please make it accurate.

You confirm the information you submit is true and that you are able to pursue the purchase you describe.
You allow us to share the substance of your brief with owners, developers and partner agencies in order to source matching properties.
Where we publish buyer demand on the site, we do so without your name or contact details.
An enquiry or request creates no obligation on either side. We may decline to act on any request.
Do not submit anything unlawful, misleading or that infringes someone else's rights.

06 — What we do not advise on

We know property in Cyprus and Greece. We are not lawyers, tax advisors, surveyors, valuers or regulated investment advisors, and nothing on this site or said by an advisor is legal, tax, financial, immigration or investment advice. That applies in particular to:

Title and contracts — instruct an independent Cypriot or Greek lawyer, not one recommended solely by the seller or developer.
Tax — take advice in both the country of purchase and your own.
Residency — eligibility is decided by governments, not by us, and schemes change.
Investment returns — any yield or appreciation figure discussed is an illustration. Property values and rents fall as well as rise.

Where we introduce you to a lawyer, surveyor, bank or tax advisor, they act for you under their own engagement. We are not responsible for their work.

07 — Using this site

The Sharon Homes name, site design, text, curation and photography are owned by Sharon Homes Ltd or used under licence. You may view the site and download extracts for your own non-commercial use. You may not copy, republish, scrape, systematically extract or resell any part of it — including listing data or photography — without our written permission.

Use the site lawfully. Do not submit false or fraudulent enquiries, impersonate anyone, use our contact routes for marketing or spam, interfere with the site's operation, or use listings and contact details to approach our vendors or clients in order to circumvent our involvement.

08 — Availability and liability

We aim to keep the site accurate and available, but we do not guarantee it. The site is provided on an "as is" basis and may be interrupted. Listings may be out of date at the moment you read them.

Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be limited, and your rights as a consumer under mandatory law are unaffected. Subject to that, we are not liable for loss arising from reliance on property particulars supplied to us by third parties, from the acts or omissions of any seller, developer or other third party including ones we introduce, or for investment loss, lost rental income or other indirect loss.

אנו חברת ייעוץ נדל"ן בוטיק. אנו מזהים הזדמנויות בקפריסין וביוון, משדכים קונים ומשקיעים אליהם, ותומכים בתהליך הרכישה החל מהפנייה הראשונה ועד למסירה. אנו עובדים עם נכסי מגורים, נכסים מסחריים ופרויקטים של מלונות.

אנו מציגים ומייעצים. איננו צד לרכישה שלך. כל מכירה, הזמנה או חוזה בנייה הוא בינך לבין המוכר או היזם. איננו המוכר, לא היזם, ואיננו מחזיקים בכספי הרכישה שלך.

אנו אוספים ולא צוברים, ואנו דוחים יותר ממה שאנו מפרסמים. אבל רישום מאומת הוא עדיין רישום - הבדיקה שלנו אינה אחריות, סקר או הערכת שווי.

03 - רישומים ופרטי נכסים

כל מה שמתפרסם בנוגע לנכס - תיאור, שטח רצפה, מספר חדרי שינה, מיקום, נוף לים או מרחק לים, תמונות, הדמיות ומחיר - מגיע מהבעלים, היזם או הסוכנות השותפה. אנו מציגים אותו בתום לב. איננו מתחייבים לכך.

הפרטים אינם מהווים חלק מכל הצעה או חוזה ואין להסתמך עליהם כעובדות.
תמונות והדמיות ממוחשבות הן להמחשה בלבד. גימורים, נופים וריהוט המוצגים עשויים לא להיכלל במכירה.
המידות הן משוערות.
שום דבר שנאמר לגבי מצב, רישיונות, היתר בנייה או בעלות לא ייחשב כמאומת.
ניתן למכור, להזמין, לתמחר מחדש או לבטל נכס בכל עת, כולל לאחר שהבעת עניין.

אנו מפרטים את עלויות הרכישה - כגון מס רכישה, שכר טרחה נוטריוני ותחזוקה שוטפת - לפני שאתם מתחייבים. פירוט אינדיקטיבי הוא הערכה שהוכנה להנחייתכם. זוהי אינה הצעת מחיר ואינה מחייבת אף צד שלישי.

05 — פניות ובקשות בנוגע לנכס

כאשר אתם יוצרים איתנו קשר או מפרסמים בקשה לנכס, אתם נותנים לנו עדכונים. אנא מלאו את הפרטים בצורה מדויקת.

הנך מאשר/ת שהמידע שמסרת נכון וכי באפשרותך לבצע את הרכישה שתיארת.
הנך מאשר לנו לשתף את תוכן הסיכום שלך עם בעלים, יזמים וסוכנויות שותפות על מנת למצוא נכסים תואמים.
במקומות בהם אנו מפרסמים ביקוש של קונים באתר, אנו עושים זאת ללא שמך או פרטי הקשר שלך.
פנייה או בקשה אינם יוצרים התחייבות מצד שני. אנו רשאים לסרב להיענות לכל בקשה.
אין להגיש דבר בלתי חוקי, מטעה או דבר המפר זכויות של אדם אחר.

06 - על מה איננו ממליצים

אנו מכירים את נושא הנדל"ן בקפריסין וביוון. איננו עורכי דין, יועצי מס, מודדים, שמאים או יועצי השקעות מוסדרים, ושום דבר באתר זה או שנאמר על ידי יועץ אינו מהווה ייעוץ משפטי, מס, פיננסי, הגירה או השקעות. זה חל בפרט על:

בעלות וחוזים - יש להפנות עורך דין קפריסאי או יווני עצמאי, לא כזה שמומלץ אך ורק על ידי המוכר או היזם.
מס - קבל ייעוץ הן במדינת הרכישה והן במדינתך.
תושבות - הזכאות נקבעת על ידי ממשלות, לא על ידינו, והתוכניות משתנות.
תשואות השקעה - כל נתון תשואה או עלייה שנדון בו הוא דוגמה לכך. ערכי הנכסים ודמי השכירות יורדים וגם עולים.

כאשר אנו מציגים בפניכם עורך דין, מודד, בנק או יועץ מס, הם פועלים עבורכם במסגרת הסכם משלהם. איננו אחראים לעבודתם.

07 — שימוש באתר זה

השם Sharon Homes, עיצוב האתר, הטקסט, האוצרות והצילום הם בבעלות Sharon Homes Ltd או בשימוש ברישיון. הנך רשאי לצפות באתר ולהוריד קטעים לשימושך האישי והלא מסחרי. אינך רשאי להעתיק, לפרסם מחדש, לגרד, לחלץ באופן שיטתי או למכור מחדש כל חלק ממנו - לרבות נתוני רישום או צילום - ללא אישור בכתב מאיתנו.

השתמש באתר כדין. אין להגיש פניות כוזבות או הונאה, להתחזות לאף אחד אחר, להשתמש בדרכי הקשר שלנו למטרות שיווק או ספאם, להפריע לפעילות האתר, או להשתמש ברישומים ובפרטי קשר כדי לפנות לספקים או ללקוחות שלנו על מנת לעקוף את מעורבותנו.

08 — זמינות ואחריות

אנו שואפים לשמור על דיוק וזמין האתר, אך איננו מתחייבים לכך. האתר מסופק "כפי שהוא" וייתכן שיהיו בו הפרעות. רישומים עשויים להיות לא מעודכנים ברגע קריאתם.
